This study employed a survey questionnaire with multiple factors, including levels of adoption of digital technologies (IoT, AI, BMS, Digital Twin, IWMS, CAFM, cloud and big data analytics), operational efficiency, sustainability, productivity, decision-making performance and challenges. The research gathered 400 responses from FM thought leaders, operations directors, FM managers, engineers, IT specialists, CAFM and BMS managers and consultants from various industry sectors. The research used a quantitative approach, incorporating descriptive and inferential statistical tests and thematic analysis for qualitative data. The results showed that IoT and cloud technologies were the most commonly used technologies, followed by Digital Twin and CAFM. The study revealed that smart technologies had a profound impact on efficiency through better maintenance plan like predictive maintenance, proactive maintenance, condition-based maintenance, planned maintenance, routine maintenance & monitoring. Likewise, there were significant positive effects on sustainability, with energy and resource optimization. Further, digital technologies were found to support decision-making through better data quality, forecasting, and monitoring. But significant barriers is knowledge gap between construction facilities management approach for technology adaptation were identified, including high cost of implementation, skilled labor shortage, cybersecurity vulnerability and integration issues. The research concludes that while organizations are on the path to digital transformation, they need support to achieve smart technology integration in facilities management.
